2026 HOA Budget Summary
 

The Association ended 2025 with:

• $10,569 in discretionary cash

• $46,000 in the Capital Asset Reserve

• $56,569 in total cash

This represents a significant improvement from the $7,779 net loss recorded in 2024.
 

For 2026, annual HOA dues are:

• $351 for single-family homes

• $877 for four-plex properties
   

These 2026 dues reflect a 3% increase which helped address higher energy, insurance, and tree-maintenance costs. This was a specific adjustment for 2026.
 

The Board remains focused on maintaining the neighborhood while keeping dues as reasonable as possible. Planned 2026 priorities include continued maintenance and monitoring of the greenbelt sprinkler system, expansion of the leak-monitoring system to additional irrigation zones, updates to the Architectural and Landscape Guidelines, and a neighborhood tree-mapping project.
